**Approved shingles.** The standard is architectural asphalt, and GAF Timberline HDZ or an equivalent architectural shingle is what passes without discussion. Three-tab will not pass. If hail resistance matters to you, and in Williamson County it should, ask for the Class 4 impact-rated version. Some carriers discount your premium for Class 4, so ask your agent about that too.
**Approved colors.** Four colors clear review cleanly: Charcoal, Weathered Wood, Slate, and Barkwood. Pick outside that list and you're gambling your whole timeline on a committee meeting. If you want to match your neighbors, Weathered Wood is the most common choice we've installed in Sun City.
**Installer credentials.** The Association wants a contractor with current general liability insurance and proper documentation on file with the application. Any roofer who hesitates when you ask for a certificate of insurance has just answered your real question.
**The timeline.** Plan on 2 to 3 weeks from submission to approval, and you cannot start tear-off until it comes back. A roofer who says he'll start Monday without an approval letter in hand is volunteering you for a violation notice.
**Common rejections.** In our experience the applications that bounce are the ones with an unapproved color, a missing shingle sample or spec sheet, an incomplete form, or no insurance certificate attached. Every one of those is preventable paperwork. Your roofer should handle it, not you.
Why the Whole Neighborhood Is Aging Out at Once
Sun City was built between 2000 and 2015, more than 15,000 homes. Original architectural asphalt lasts about 20 years in Central Texas. The math is not complicated. Homes built in 2000 hit replacement age around 2020, homes built in 2015 hit it around 2035, and right now, in 2026, we're square in the middle of the wave.
Central Texas heat and hail shorten that 20 years, they never stretch it. Your shingles bake through 100 degree summers and take hail on top of it. That's why you're seeing roofing signs in yards all over the community at the same time.
Here's what that means for you. Demand this concentrated pulls in out-of-town crews who chase storm money, knock doors, and disappear when the warranty call comes. It also means good local crews book out. Getting your inspection done before you have an active leak puts you in control of the timing instead of the weather.
3 Questions to Ask Any Roofer Before You Sign
**1. "Have you done a Sun City submission before, and will you handle mine start to finish?"** Make them name recent work in the community. A roofer who has never dealt with the Community Association will learn on your dime and your timeline.
**2. "What is your per-sheet price if you find rotten decking, and is it in this contract?"** Decking surprises are where a $12,000 roof becomes a $15,000 roof. Get the per-sheet number in writing before tear-off, not shouted down from your roof mid-job.
**3. "Who registers my manufacturer warranty, and will you send me the confirmation?"** An unregistered warranty can cost you coverage you paid for. The roofer should register it and forward you the confirmation within days of completion. If he shrugs at this question, he's not planning to be around when you'd need to use it.
The April 2024 Hail and Your Insurance Clock
The April 2024 hailstorm hit Sun City hard, and plenty of homeowners never filed. Some didn't see damage from the ground. Some didn't want the hassle. Here's the part that matters now.
Most Texas HO-3 policies give you 2 years from the date of loss to bring a claim. Two years from April 2024 landed this past spring. On some policies that window has closed. Pull it out today and read the suit and claim provisions, or call your agent and ask directly.
If your window is still open and that hail damaged your roof, your policy could fund part or all of a replacement you're going to need soon anyway. If the window has closed, better to know now than to build your budget around a check that isn't coming.

How Payment Actually Works When You're on a Fixed Income
If insurance is involved, most carriers pay in two checks. The first is actual cash value, your roof's depreciated worth, sent up front. The recoverable depreciation comes after the work is complete and the final invoice is submitted. So you are not expected to front the full amount, but you do need a roofer willing to schedule payments around those two checks. We do.
The deductible is yours to pay. Texas Insurance Code 27.02 makes it illegal for a contractor to waive or absorb it, full stop. Any roofer offering to "eat your deductible" is proposing insurance fraud with your name on the claim. That tells you everything about how he'll handle the rest of your job.
