Standing Seam Metal vs Concrete Tile in Central Texas: Which One Actually Lasts Longer

Here's the short answer. Both roofs last 50 years or more when they're installed correctly, and most of the failures we tear off failed at installation, not at the material. Standing seam metal wins on impact rating, weight, and the insurance discount. Concrete tile wins on fire resistance and the Hill Country look, and at the top tier the price gap between the two is smaller than most folks expect.
I'm Dennis White, co-founder of Austin Area Roofers. My brother-in-law Benny has installed roughly seven thousand roofs in Austin over 27 years, and we install both of these systems every week. So this isn't a brochure comparison. This is what actually happens to these two roofs between Round Rock and Dripping Springs.
What "50 Years" Actually Means in Austin
A 50-year rating on a spec sheet was earned in a lab. Your roof lives in Travis or Williamson County, and that's a different test entirely.
Austin roofs swing from about 25 degrees on a February morning to 108 degrees in August. Every one of those swings makes the roof expand and contract. Standing seam metal is built for exactly that. The panels attach with hidden clips that let the metal move a quarter inch or more without stressing a single fastener. When a metal roof fails early around here, it's almost always because somebody face-screwed the panels and the thermal cycling worked those screws loose in 10 to 15 years.
Concrete tile handles heat differently. The tile itself shrugs off UV that chews through asphalt shingles in 15 to 18 years on a west-facing Hill Country slope. The tile isn't the weak point. The underlayment is. A concrete tile is basically a 50 to 75 year rain screen sitting on top of a synthetic membrane that does the real waterproofing. Cheap underlayment cooks out in 20 to 25 years under Texas heat, and then you're paying to lift and reset the whole roof. Spec the high-temp underlayment on day one and the tile system genuinely goes 50 plus.
Wind is close to a wash. Both systems, installed to spec, carry ratings well past the 70 mph gusts we see in a bad spring storm. Hail is not a wash, and we'll get to that.
The Real Cost Numbers
On a typical 2,000 square foot Austin home, standing seam metal runs $14,000 to $48,000. Concrete tile runs $24,000 to $70,000. Those ranges overlap, and the overlap is where most of our customers actually land.
Here's why the spread is so wide. On the metal side, a thinner 26-gauge painted panel on a simple gable roof sits at the bottom. A 24-gauge panel with a premium PVDF finish on a cut-up roof with valleys and dormers pushes toward the top. On the tile side, the tile itself is only part of the bill. The structural work, the high-temp underlayment, and the labor of setting tile on a complicated roof drive the rest.
So a top-shelf metal roof at $40,000 and an entry concrete tile roof at $28,000 can sit on the same street. That's why we won't quote you off square footage over the phone. Two houses with the same footprint can be $20,000 apart based on pitch, complexity, and what's under the old roof.
The Class 4 Discount Isn't the Same for Both
Both materials can carry a Class 4 impact rating, the highest rating there is. After the April 2024 hail that hammered the Austin metro, that rating stopped being a nice-to-have around here.
But here's what the sales brochures skip. On most Texas carriers we file paperwork with, metal is what reliably earns the full 10 to 20 percent premium discount. Class 4 concrete tile often qualifies for less, or the carrier applies a cosmetic damage exclusion that waters the benefit down. On a $4,000 annual premium, a 15 percent discount is $600 a year. Over a 50-year roof, that's $30,000, which quietly erases most of the price gap between the two systems.
One honest note on hail and metal. Big hail can dent a metal panel without breaching it. The roof still works fine, but if you signed a cosmetic exclusion to get the discount, the carrier won't pay to fix dents. Some homeowners are fine with that trade. Some aren't. We'll walk you through it before you sign anything.
The Weight Problem Nobody Mentions Until It's Expensive
Standing seam metal weighs 100 to 150 pounds per square. A square is 100 square feet of roof. Concrete tile weighs 900 to 1,100 pounds per square.
Do the math on a 2,000 square foot home with about 25 squares of roof. Metal adds roughly 3,000 pounds to the structure. Concrete tile adds 22,000 to 27,000 pounds. That's the weight of seven pickup trucks parked on your rafters, permanently.
New construction in Westlake Hills is usually engineered for that load from the start, and tile drops right on. A 1940s bungalow in Tarrytown was framed for cedar shakes or light asphalt, and it was never meant to hold 25,000 pounds. Putting tile on that house means an engineer's letter and structural reinforcement that can add $5,000 to $15,000 before the first tile goes up. Metal, at a tenth of the weight, goes onto almost any structurally sound house in Austin without touching the framing.

Which One Wins, Street by Street
After seven thousand roofs, the answer usually comes down to the house, not the material. Here's how it plays out in four situations we see constantly.
**Lakeway lakefront custom.** Tile wins more often than not. The home is engineered for the load, the Mediterranean profile fits the neighborhood, and the Class A fire rating matters on a wildland edge lot. Check your HOA guidelines first. Lakeway-area HOAs are specific about roof profiles and colors, and we've seen approvals take longer than the install.
**Westlake Hills replacement.** This is the coin flip, so we run the insurance math. If your carrier gives the full Class 4 discount on metal and trims it on tile, metal usually wins the 50-year total cost by five figures. If the house already carries a tile roof and the structure is proven, resetting quality tile on new high-temp underlayment is a strong play too.
**Tarrytown historic bungalow.** Metal, and it's not close. The framing was never designed for 25,000 pounds of concrete, and a standing seam roof in a matte charcoal or classic galvalume looks right on a 1940s house. Half the historic homes in Texas wore metal originally anyway.
**Bee Cave first replacement.** Metal for most of these homeowners. These are largely 2000s-era builds coming off their first shingle roof, often pushed there by the April 2024 hail. You're likely staying 15 plus years, the insurance discount starts paying immediately, and you never buy another roof. Just clear your HOA's approved materials list first. Most Bee Cave HOAs now allow standing seam, but a few still require specific colors.
